I?m sure you have seen the home makeover shows where a crew of twenty completely remodel a house so it ends up nothing like it was when they started. There is a middle ground, and a few decorating and DIY tips than are practical and easy to do that will add valuable $$$ to the asking price of your home.
The exterior of your home is what will make the first impression on your prospective buyer. You need to ensure it is in good condition with clean unbroken windows, soffits and fascias in good repair and clean. The name or number needs to be visible, lawns tidy, driveways and paths weeded and repaired. In other words, stand on the road and look at your home with an eye of a buyer and change or make good anything that makes you think twice.
The interior needs no less love and care as it will make or break any sale. Again, look at it with the eyes of a buyer and change or repair anything that looks untidy. Ensure the house is always tidy, even when you aren?t expecting viewings, as you may get one at short notice. Oil any squeaky door or window hinges. Ensure any pets are out of the way, that windows are open, and there are fresh flowers around.
If there is anything you don?t want buyers to see ensure they are locked away for removed completely. That includes valuables or paperwork. Lock them away in a safe or take them with you.
If your Naples home or condo is in need of updating, then sometimes it is worth spending the time and money doing it before you put it on the market. An investment in a kitchen or bathroom is almost guaranteed to be recouped on the sale price, as these two rooms often sell the rest of the house. Things like new flooring, pools, spas, new windows and other upgrades may add to the value, but not as much as the kitchen or bathroom.
Spend time looking at your home through a buyers eyes, or ask a good friend to do it for you. Spending time doing this before you attempt to sell it will ease the process, get you more money and ensure you are concentrating on the move and finding your own next home instead of making repairs. Generally homebuyers want somewhere they can move into and not have to undertake any work. Changing the decor is never an issue in a buyers mind, but replacing a worn out kitchen or bathroom could put some people off.
Your aim is to make your home appeal to as many people as possible in order to increase the chance of a sale. You and your real estate agent will be glad you took the time to make the property ready for the market.
